Seico Insurance Consultants Ltd have a special scheme for let residential properties, which simplifies matters for landlords in an area that can often be complicated. The insurance, which is divided into three headings; Buildings, Rent and Contents Cover offers excellent security and flexibility of approach.

Categories of Letting
1. Properties let to Working People and Students not via the Council or DSS.
The Letting agreement must be direct between landlord & tenant
2. Properties let to students
3. Properties let via the Council or DSS
4. Properties let via Housing Associations

Standard Cover
Covers Fire, Lightning, Explosion, Aircraft, Earthquake, Storm, Flood, Burst Pipes, Impact, Riot, Malicious Damage, Theft Damage, Subsidence, Landslip & Heave. Property Owner's Liability with a Limit of Indemnity of £1,000,000 is included

Accidental Damage Cover
(Only available for Category 1 Lettings)
Includes all Standard Covers with the addition of Accidental Damage Property Owner's Liability with a Limit of Indemnity of £1,000,000 is included

Personal Products

Cover for Loss of Rent is against the events mentioned above - not failure of the tenant to pay. There is no specific exclusion of Damage by Tenants

Excess
This is the amount that you have to contribute to each claim: Category 1 and 2 Lettings - £250 for all claims, other than Subsidence, Landslip & Heave which is £1,000 Category 3 Lettings - £500 for all claims, other than Subsidence, Landslip & Heave which is £1,000

Unoccupancy
If the property is to be unoccupied for more than 30 days
1. Notify your insurers
2. Drain and turn off water at the main
3. Ensure that the property is secure and, if possible, arrange for somebody to check on it regularly

Sums Insured
If your sums insured are found to be inadequate, any claim payment will be reduced in direct proportion. Therefore it is essential to insure for the correct amount. Normally, mortgage valuations give a re-building sum insured. If you are unsure, professional advice should be sought.

Buildings must be insured for their rebuilding cost, including professional fees and costs of debris removal

Contents are insured on a New for Old basis

Disclosure of Material Facts
You must mention any facts that may affect the way the insurer will consider your risk, failure to do so could void cover. Examples of such facts are; Previous Claims, Convictions or Past cancellation or non-acceptance of cover by an insurer. If you are unsure if a fact is material, you should declare it anyway, to be on the safe side. You should keep a copy of all forms submitted and Material Facts should be disclosed in writing.

To effect cover, complete the quotation form and submit online or print and post to Seico Insurance Consultants Ltd.

We will need a form with an original signature once cover has commenced. Please note that no cover is in force until Seico Insurance Consultants Ltd have confirmed to you.

The premium and form with your original signature must be remitted within seven days of commencement of cover.
Instalment facilities on direct debit are available, if required.

Tenants Insurance
The premiums and terms for tenants insurance are determined by Sums Insured and Postcode. Please let us have the following information and we will happy to provide an indication of premium, subject to proposal form which we will send to you. Cover will include Tenants Liability. Please see the notes above regarding Sums Insured and Disclosure of Material Facts.
